tenant placement service
Is your lease up? We offer a tenant placement service in lieu of full property management, (This service is also included in our premuim property management service). The fee depends on variables such as location, property condition, amenities, rental market conditions and monthly rent amount. We have a $1000 minimum.
tenant screening
We know this is the most important step, so we have an extensive tenant screening process. Including DOJ background checks, credit and debt history, employment history, and references; so you can have peace of mind when it comes to having the most qualified tenant for your home.
communication
While communication isn’t the only thing, it does mean everything. Our team is a local phone call, text, or e-mail away. We don’t like 1-800 numbers either.
Marketing
Your property will have thorough internet exposure, on many public sites as well as realtor only sites to guarantee your property will have heavy traffic.
property inspections
By keeping an up to date inventory and status of your home, we are proactive instead of reactive with any issues that may arise.
maintenance
With our book of professional contractors, your home will always have repair request addressed promptly and the work done right.
financial reporting
Our cloud based software and app are user friendly. You will have a personal login where we provide monthly and yearly financial reports. You will also receive an emailed and mailed 1099 by Jan 31st for the previous year. It also handle’s rent collection and has a tenant login to request and approve maintenance. Everything in one place, organized and simple to use.
